                                         Many new owners have not received the Second Amended, Fully Restated and Consolidated Declaration of Covenants, Conditions and Restrictions of Star Valley Ranch RV Park.  These
can be downloaded & viewed on the Star Valley Ranch Resort website, can be accessed at the Lincoln County website, or you can receive a hard copy from Jan at the Sales Office.

Article 16.3 Architectural Approval; Plans; Construction Permits

ALL IMPROVEMENTS TO YOUR LOT MUST GO THROUGH the approval process BEFORE adding concrete, decks, steps, roofs,  fence, retaining walls, shed, grill covers, gazebos, pergolas, park models, added on rooms, landscaping, pavers, plumbing/electricity/HAVAC systems.  If you have doubt or questions YOU need to speak with the Architectural Committee or stop into the Sales Office.

There is a three page Permit Approval Form that needs to be completed, signed, dated and returned to the Sales Office with a plot plan showing the improvements to be made; a plan fee in the amount of $20.00 is collected at the time the approval form is returned.  If there are questions Committee members will look at the site; improvements CANNOT be done until the permit is approved.  Once the permit is picked up you must post it so that anyone can see it from the street.  Once the work is finished the permit is turned back into the Sales Office at which time the final inspection will be done and the permit will be signed off and filed as properly completed.

The Architectural Committee meets every two weeks at 3pm on Wednesday; the permit applications need to be submitted BY 4PM THURSDAY PRIOR WEEK.

16.4.7.1  All pets shall be kept on a leash if they are allowed outside of any enclosed structure.
16.4.7.2  Pets shall never be allowed to run loose at any time, day or night unless in the designated
 Dog Park Area.  NO PET IS ALLOWED TO BE  off leash in the Common Areas.       

BE responsible and courteous to everyone!  Put a bag in your pocket and pick up after your pet.
If you don’t want pet waste in your yard – OTHERS DON’T WANT IT LEFT ON STREETS/COMMON
AREA OR OTHER LOCATIONS IN THE RESORT.

Leaving for the season?  Donations of non perishable food, canned goods, toiletry products, laundry soap and other items can be put into the donation box at the Sales/Business Office.  Food Bank volunteers will pick up at Sales Office.

 

                                   The Ponds                             
This area is for the pleasure of all that wish to spend time at the location.  “Pack it in and Pack it out”   If you have a group of 4 or more please schedule through the Business/Sales Office.    PLEASE don’t spoil everyone’s enjoyment.  Many hours of dedication went into this area.  All children under 16 must have adult supervision.  Do NOT throw items into the PONDS.  We will ask younger children to return with an adult.  We wish for all to enjoy the area and to leave it so that the next visitor can enjoy it.

Lot sizes are 35 x 65 / 45 x 65/ 45 x 75; they  have water, sewer, electrical and buried communication lines. Lots are finished with gravel. You purchase the lot and landscape it as you wish (following our covenants.)  Plot plans are required; we have an Architectural Committee. Many lot owners build a shed (10′ x 12′) maximum and add concrete to their lot. Our setbacks are five feet at front of lots / four feet on the sides and rear lot.

At this time we do NOT have any new Developer Lots for sale; each year a new phase is added and normally it is finished the next season.  You are welcome to call or email for additional information.
Terms: 10% Down / 10 year Contract / 7% Interest
We hold the contract  when purchasing a Developer Lot.
There are yearly Membership Dues and Facility Fee for LOT OWNERS.  There is not a monthly fee (such as HOA – as we are not a Homeowners Association)  Free Golfing at our 18 hole golf course is included with lot ownership; if you use your motorized golf cart at the course there is a Golf Cart Trail Fee
Electricity is billed twice a season; individual meters are read and bills created by SVRRV. 
There is weekly trash bin pick up at owner sites and a seasonal fee is paid to the Sales/Business Office or Leisure Valley.  (You are allowed to share a bin with neighbors.)
